LE MURRAY – A Smart Griffintown Choice for condos buyers is to be located at 164 Murray St. in the heart of the historic area – which is currently in the midst of a major transformation. At present an old building sits there, painted in yellow by the developers of Le Murray, keeping in line with the colors of their promotional campaign. The building will soon be torn down to make way for a 15 storey, 300 (state-of-the art) unit development – different from many of the other projects going up.
GCA Créateur Immobilier, the developers of Le Murray, have taken a unique approach to their project. Their mandate is to create affordable housing geared towards young professionals, students and young families – offering the opportunity to have one or two bedroom units without emptying their wallets. And the quality of the units will be the same or better than the other big developments.
Le Murray is a very welcome addition to the massive re-development of Griffintown, where many have been concerned about the sky rocketing prices of real estate. It is also a great opportunity to invest in area destined to become one of the most beautiful residential areas in Montreal.
Soundproofing has always been a concern to condo buyers, but they are making sure co-owners have peace of mind with 9 inch thick reinforced concrete floors.
In addition to having absolutely amazing views, it is in close proximity to the downtown core, the Old Port, Lachine Canal and New City Gas night club. It is also in walking distance to the Bell Center – a very convenient benefit. There are many parks and green spaces nearby, as well as public transportation and other newly opened restos and cafes to discover.

The Clubhouse – an urban lounge with a big screen LED TV, a library and billiard table, will be a place to socialize or unwind. Adjacent to the Clubhouse, a large Rooftop Terrace will offer a relaxing area to bask in the sun. The Gym will be equipped with treadmills, stationary bikes and hand weights to workout in. For children, a 750 sq. ft. Playroom will have games – including a Play Station. Two guest suites at Le Murray will be available to accommodate family and friends for a small fee.

On ground level, an outdoor heated pool with a salt system will be surrounded by lush landscaping and an enclosed garden, discretely hiding the street view. There are many other great amenities available at Le Murray – too numerous to mention here.
Just how have they made their prices so much lower without compromising on quality and detail? It’s quite simple, Le Murray has focused on affordable prices rather than on an expensive advertising campaign and are instead investing their money in the units and building itself. There are no blowing bells and whistles here.
Other developments have been investing up to $100,000 per month in advertising and up $1.2 million on model units and sales offices (of which are often demolished afterwards). In comparison, Le Murray has spent only $1,000 per month on advertising and only $3,000 on their sales office – they chose to pass on the savings to their customers. Construction should begin next month with delivery starting in Autumn 2014 and a new floor ready every two weeks thereafter.
