Pioneer Bar demolition approved – Condo project in question

Pioneer Bar demolition approved – Last night’s meeting on Thursday August 9th, concerning the demolition of the iconic Pioneer Bar in Pointe-Claire, and controversial plans for a condo development in its place, was attended by well over 200 citizens – with the debate ending close to 2:00am.
To the disappointment of those who opposed it, including members of Heritage Pointe-Claire, a unanimous decision was made by the Demolition committee for the building to be demolished and to allow for a new development – but whether it will be the planned condo project as proposed is not yet known.

The committee has asked the developer to go back to the drawing board to revise and modify the plans – and until then there is a ‘conditional refusal of the proposed land use’. Exactly what the committee wants them to modify was not offered to those in attendance.

Although it was very frustrating for those opposed to even tearing down the Pioneer, Heritage Pointe-Claire vice-president Andrew Swidzinski said they and citizens are intending to appeal the decision.

What most concerns those opposed to the project is how any development might change the charm and look of the Pointe-Claire Village – but it has been reported that another potential buyer is interested in preserving the building as a bar and restaurant.

The city sold the Pioneer and a parking lot to Koebra Development Corp. for a reported $730,000, but according to an independent appraisal by Heritage Pointe-Claire, the actual value of the land is $1.15 million. It is raising a lot of eyebrows.

On ‘Save Le Pioneer’s Facebook page they put up a post indicating the fight for the Pioneer is clearly not yet over:

“We wish to thank each and every citizen who came out last night to stop this demolition. Being that it was vacation time and hundreds of you turned up is a true testament to your passion for your heritage and the worry for the direction that your city is heading in. Although the demolition was approved, the condo project itself was not accepted in its present form and there is an appeal process so it is not a completely done deal yet. We have not given up! Please stay tuned for a possible appeal. Thank you.”
